Once you have found a property that you can afford, and are interested to rent it, then the legal processes we need to go through start..... (and we try to make it as painless for you as possible!)

 Referencing checks


 Right to Rent checks

Once you have chosen a property that you'd like to rent, viewed it, and expressed an interest to Let the property, we will then start the referencing checks. We will ask you for the application fee and for you and all adults living at the property, to complete a referencing check form. This will be emailed to you by our referencing agent, and the process usually takes about 72 hours.
You should be honest with your answers, as anything that is incorrect, will be found out once the checks are done. If the check comes back as a fail because you have made a dishonest representation of your background, you will need to reapply for the check again and pay a new set of fees.

As of 1 February 2016, all tenants who wish to rent a private property need to undergo the 'Right to Rent' checks. The checks are straight forward and we will ask you for photographic evidence of yourself - so a passport or drivers license. We will need to meet you and take a photocopy of the documents.

 Security Deposit


 Tenancy Agreement

Once all checks have been completed and the Landlord has accepted your application, we will then ask you for the remainder of the application fees and your security deposit. Your deposit will be held by a government backed deposit scheme, run on our behalf by the Deposit Protection Scheme. We will file your deposit within 30 days of it been received, and you will receive a notification from the DPS once they have received it and issued you a reference number - keep this safe!

The amount of the deposit required will vary between properties, but it is usually a minimum of a month's rent.

The tenancy agreement will set out the legal and contractual obligations that both you and your landlord must adhere to. It is important that you are familiar with the agreement before you sign it, so please take the time to read it and ask if you have any queries.
The tenancy agreement or Assured Short Hold Tenancy (AST) agreement are usually 6 months in duration, but they can be extended for longer if required. At the end of the initial tenancy agreement period, you can either request a new AST be issued or you will simply go onto a month by month rolling agreement.

 Key Handover & Moving In

So, before we hand over the keys, you will need to provide us with a month's rent in advance. We will then complete a final inventory check around the property with you, making sure you are happy with its condition. This is important it is completed as you will need this when you leave the property and to have your deposit returned.
